Valencia is a community inside the City of Santa Clarita, so permits here run through Santa Clarita Building & Safety. Owners here get a roofer with 34 years of roofing experience, and the 5-year labor guarantee covers our workmanship on each Valencia roof.
Which Valencia neighborhoods and roofs do we work on?
We serve homes in Northbridge, North Park, Valencia Summit, Valencia Hills, Old Orchard and West Creek, plus the rest of Santa Clarita. Concrete tile, asphalt shingle and low-slope roofs all turn up across these neighborhoods.
- Leak tracing and roof repair, including cracked tile, lifted shingles and failed valleys.
- Full replacement with tile, shingle, metal or a low-slope cap sheet.
- Re-laying existing tile over new underlayment when the tile itself is sound.
- Dry rot and sheathing repair, fascia boards, gutters and attic vents.

Does a Valencia reroof need a Santa Clarita permit?
Yes. The city’s residential handout says no roof recovering or replacement work may start without a reroof building permit and an onsite preinspection. Only small repairs that put the damaged area back to its prior condition fall under the handout’s no-permit exception.
Two material rules apply citywide. Wood shakes and wood shingles are not allowed in Santa Clarita, treated or not. Inside the city’s fire zone, roof coverings need a Class A fire rating, and elsewhere the minimum is Class B.
We file the permit, post the inspection job card where it can be seen from the street, and keep a ladder on site for the inspector, as the handout asks.
What inspections does Santa Clarita make during the job?
- Preinspection: after the old layers come off, the inspector confirms the framing and decking show no damage or dry rot.
- Sheathing nail inspection: required when new panel sheathing or framing goes in; it can be combined with the preinspection.
- Final inspection: the inspector checks flashing and proper lap once the roof is done.
Any damaged decking or framing has to be replaced before that first inspection, so we open the roof, repair the wood and then call the city.
What if your Valencia roof has old tile or spaced boards underneath?
The handout lists cases where every existing layer must come off first: a water-soaked or deteriorated roof, two or more existing layers, or a roof of wood shake, slate, clay or cement tile. Sound tile may be reinstalled; cracked pieces may not.
If the tear-off exposes spaced board decking, the city requires new wood structural panel sheathing over it or in its place. A new tile heavier than the old one may call for an engineer’s or architect’s calculations.
How does Roofing Hands Renovations run a Valencia roof job?
- Visit: we inspect the roof and attic and photograph damage for you.
- Estimate: material, color, sheathing allowance and permit handling in writing.
- Permit and job card: filed with Santa Clarita Building & Safety.
- Tear-off and wood repair, then the city preinspection.
- New underlayment, flashing, vents and roof covering, followed by the final inspection.
- Debris hauled away and the gutters cleared of roofing scraps.
How do you compare roofing bids in Santa Clarita?
Line the bids up on the same points. Does each one include the reroof permit and the preinspection? Does it say what happens if spaced boards or rotten wood show up? Is the tile weight compared with the existing roof?
If your neighborhood has a homeowners association, ask whether its architectural committee must approve the roof color before you sign. Finally, get the workmanship terms on paper from every bidder. We write our 5-year labor guarantee into the estimate itself.
Is Valencia inside a wildfire hazard zone?
Parts of it are. The State Fire Marshal’s recommended map lists a large share of Santa Clarita’s local land in the Very High fire hazard severity zone. Check your address on the state map; in the city’s fire zone, Class A roofing is required.
Valencia also sits in California Climate Zone 9. When most of a sloped home roof is replaced there, the state energy code expects a cool roof product unless an exception applies, such as enough attic insulation.
Can Valencia homeowners layer new shingles over existing ones?
Sometimes. The city allows new composition shingles over sound existing composition shingles, with a limit of two layers. Tile, clay, slate and wood roofs are stripped to bare sheathing first, so the inspector gets a clear look at the wood.
